RENTAL FEE & EXPENSE DISCLOSURE
This list of potential non-rent related fees that a tenant may be required to pay under the terms of our lease agreement.
- Month to Month Fee: $50 or 10% of the monthly Rent if allowed under the terms of the Lease.
- Hold Over Rate: $350 per day until Landlord is able to retake possession of the property.
- Rent Escalation: Rents go up each automatic renewal period of no more than 5%.
- Late Notice to Vacate: $350.
- Utilities Not Transferred Fee: Greater of 10% or $25 for each bill not transferred within seven (7) days of moving into the property.
- Rent Payment by ECheck: Waived.
- Rent Payment by Physical Check: $25 check processing fee for each check. There is no check processing fee for the Initial Payment or Deposit.
- Rent Payment by Credit Card or Debit Card: A credit card processing fee of up to 3.5% for any rent payment made by credit card. A Debit Card processing fee of up to $10 for each payment made by a debit card. Fees are disclosed during checkout.
- Returned Check or Stop Payment Fee: $50 for each dishonored check or refused transaction.
- Lost or Replacement Check(s) Fee: $50 per check.
- Lease Modification Fee: $150 when the Lease is modified with Landlord consent from the original terms.
- Unclaimed Funds: If the Tenant fails to negotiate any check covering a refund of the deposit within six (6) months, Landlord may retain the remaining Security Deposit.
- Service and Legal Document Fee: $110 per notice delivered in person OR $50 per notice if delivered and acknowledged by electronic mail.
- CLASS A Lease Violation Fine: $500 per occurrence. Examples would be Smoking or Vaping, Unauthorized Visitors, Unauthorized Pets, or Unauthorized Fireplace use.
- CLASS B Lease Violation Fine: $250 per occurrence. Examples would be any Nuisance violation, Moving Truck, or Vehicle parked on landscaping.
- CLASS C Lease Violation Fine: Violation of any other Lease provision:

- HOA Violations and Fines: Any fines assessed by the HOA, if applicable, to the Owner on behalf of the actions by the Tenant. These are in addition to any Lease Violation Fines charged by the Landlord. These fees vary by community and can range from a warning to a maximum of $500.
- Missed Appointment Fee: $75 for missing an appointment with the Landlord or Landlord's agents/contractors.
- Re-Key Fee: $150 or actual cost(s) plus 1 hour of Landlord's time.
- Credit Check Update Fee: $25 for any update required at a Lease Renewal.
- Landlord Statement Request: $25 for a rental reference that requires staff's time to fill out a form or $50 for any mortgage verification form that requires a signature or tenant history statement. We report all history to credit reporting agencies at no charge. We provide monthly statements as a courtesy to Tenants that can be accessed 24/7 online.
- After Hours or Weekend Appointments Requested by Tenant: $75 or actual cost by the vendor.
- Yard Maintenance: When not provided by the Landlord, the actual cost plus the manager's time to arrange regular maintenance or one-time service. Weekly yard service ranges from $40-$90 per week. One-time clean-up can be $250-750+, depending on the yard size.
- Re-Inspection Fee: $75. A re-inspection fee is a fee charged by a landlord or property management company to a tenant when a property inspection is required to be conducted again. This fee is typically when the landlord determines that a re-inspection is necessary due to the tenant's actions or failure to comply with the terms of the lease.
- Maintenance Charge-Backs. Should Tenant request maintenance be done on the Property which servicing contractor reports was caused by the abuse or misuse of Tenant or their invitees, Landlord shall provide the invoice for such repair to Tenant and plus an administration fee of 10% of the invoice OR $25, whichever is greater.
- Markup and Time. When property is not returned back to us in Hotel Clean condition with damage or we perform work on your behalf, effectively you are hiring us to do the work for you. By doing so, you agree to the contractors we employ, their fees, which includes the price of parts and labor, and an additional markup for the Landlord’s time which is either 10% of the invoice or the then hourly rates, whichever is greater.
- Court Costs, Attorney Fees, and Eviction Turnover Fee: In addition to attorney costs and court costs, an Eviction Turnover Fee of $500 will be charged for any account sent to our legal counsel. There is a $250 fee to withdraw said action.
- Collection Costs and Turnover Fee: After move-out, if Tenant fails to pay the unpaid charges demanded within thirty (30) days of vacating the Property, an amount equal to $300 as an additional administrative fee. Tenant(s) shall also be liable for Attorney fees and reasonable attorneys’ fees and all expenses and costs, including but not limited to costs of service, court costs and collection agency commissions and costs to the greatest extent possible including treble damages. Such fees and costs may be as much as 50% or more of the principal balance owing, with or without suit.
- Interest: Any rents or other charges due under the Lease shall accrue interest at the rate of twenty-four percent (24%) per annum.
- Confidentiality Breach: Parties agree to maintain confidentiality of lease terms to third parties, failure to do so may result in a fine of $2,500 being assessed as liquidated damages. This could be by quoting a rent amount to a future tenant, interfering with a contract or other instances of disclosing material information.
- Early Termination Fee(s): Provided Tenant is not in default under the terms of the Lease at the time of notice, Tenant may terminate the lease agreement by providing no less than (1) 30 days notice and paying all monies due (Rent and costs) though the notice period; plus (2) paying a re-leasing fee not to exceed fifty percent (50%) of one (1) month's Rent; plus (3) paying an Early Termination Fee, the greater of, two (2) Month's Rent or $3,500 to Landlord.
