Maxfield's Resident Benefits Package (RBP) brings together resident services, rent reporting, and eligible fee waivers. It is included with current new Maxfield residential leases. Your signed lease controls your terms.
Monthly price: $20 when base rent is under $1,500, or $30 when base rent is $1,500 or more. Both tiers include the same core services. The fee reversal limit is $150 with the $20 tier and $300 with the $30 tier.
What's included
Resident portal and online payments
Use the resident portal to view your account, pay rent by online eCheck, send maintenance requests, and keep key records. Maxfield does not add a separate processing fee for online eCheck payments. Card and cash payment providers may charge their own fees.
Paper-check processing fee waiver
The RBP waives Maxfield's $20 paper-check processing charge for enrolled residents. Returned or refused payments are handled separately under the lease.
On-time rent reporting to three credit bureaus
Eligible on-time rent payments are reported to the three major credit bureaus through Maxfield's reporting service. Reporting does not guarantee a change to your credit score.
24/7 Mason maintenance request intake and emergency help
Send Mason a maintenance request any time, day or night. Emergency requests follow Maxfield's emergency response process. Request intake does not promise a repair by a set time.
Move-in rekeying and condition records
Maxfield rekeys the home for a new resident move-in. Use the move-in and move-out condition app to document the home's condition.
No lease-renewal fee
Maxfield does not charge a separate fee when you renew your lease.
Rent and utility billing coordination
Maxfield coordinates rent billing and owner-billed utilities when they apply to your home. Utility charges remain due under your lease.
Five years of document storage
Leasing documents, work order history, and important resident communications are stored in the resident portal for five years.
More resident services
The RBP also includes landlord reference requests, an online pet profile, and Maxfield's stated security deposit protection if a property is foreclosed, subject to program terms.
Benefits with limits
One fee reversal voucher every 12 months
Ask Maxfield to reverse one eligible Maxfield-assessed fee within 60 days of the charge, up to $150 on the $20 tier or $300 on the $30 tier. Rule-violation fine reversals are limited to $100. HOA fines are not eligible. To reverse a late fee, pay that month's rent by the 10th. This is a fee reversal, not a rent credit.
$5 quarterly filter-photo credit
If your home has a resident-replaceable HVAC filter, install a new filter and send a photo showing the installation date written on its side. Earn $5 for each eligible quarter, up to $20 a year.
Lockout assistance
Contact Maxfield if you are locked out. We can help through a managed lockbox during business hours or after hours when an on-call agent is available. This is not a promise of 24/7 locksmith service.
What is billed separately?
The Property Damage Liability Waiver is separate from the RBP. Its total monthly charge is $14.50, including program administration. See your lease and waiver terms for coverage details. Card and cash-payment provider fees may also apply.

Why are there two RBP prices?
Both tiers include the same core services. The $30 tier has a larger fee reversal voucher: up to $300 rather than $150.
Is the fee reversal voucher a rent credit?
No. It can reverse one eligible Maxfield-assessed fee, subject to the limits above. It cannot pay rent or HOA fines.
Does rent reporting guarantee a higher credit score?
No. Credit-score results depend on each bureau's and scoring model's rules and your full credit history.
