Management fees are based on collected rent rather than lease value, helping keep incentives aligned with actual cash flow. Non-recurring repairs are coordinated at cost with no markup. Recurring maintenance, when applicable, is managed separately and is generally subject to a 20% coordination fee, though these costs are often reimbursed or subsidized by the tenant. Capital improvements and unit turns are billed separately at the applicable hourly rates or, where appropriate, a 10% oversight markup. After-hours emergency response beyond the initial included time is billed in accordance with Manager’s emergency service policy. |

Maxfield assurance programs are service-based support offerings only. They are not insurance, not a warranty, and not a guarantee of outcomes or financial loss prevention. These programs do not eliminate the risk of loss or relieve owners of the responsibilities of rental property ownership. Program benefits, if any, are subject to applicable terms, exclusions, limitations, and eligibility requirements. Owners remain responsible for maintaining appropriate insurance coverage.
Guarantees Included With All Managed Properties
These guarantees apply to both Core Max and Investor Club unless otherwise noted.
Happiness Guarantee
If you’re not satisfied, you can cancel your management agreement without penalty. We believe management should be earned, not locked in.
Easy Switch Guarantee
We handle the transition from your previous manager — including notices and setup — so you don’t have to.
Maintenance Guarantee
Maintenance is coordinated professionally and correctly. If a repair is not completed properly, we will work with the vendor to resolve it at no additional coordination cost.
Property Damage Guarantee
If tenant-caused damage exceeds the security deposit, we provide up to $1,000 in additional coverage.

If a tenant does not fulfill the lease term, we will re-lease the property without charging a second leasing fee within the applicable period.

Investor Club — Enhanced Leasing Guarantee
If your property is not leased within the following timeframes, we will reduce your leasing fee to $250:
- 30 days (April–September)
- 45 days (October–March)
- 60 days if the property is marketed with no pets allowed
This enhanced guarantee reflects the additional responsibility and priority handling included with Investor Club.

Investor Club includes Eviction Guard at no additional cost:
- Free initial consultations with an eviction attorney, if needed
- Reduced hourly attorney rates
- Up to $1,500 applied toward eviction-related costs

Core Max (Optional)
Eviction Guard may be added to Core Max for $149 per year.
Eviction Guard does not increase the likelihood of eviction — it exists to reduce cost, friction, and uncertainty if one becomes necessary.
