Management fees are based on collected rent rather than lease value, helping keep incentives aligned with actual cash flow. Non-recurring repairs are coordinated at cost with no markup. Recurring maintenance, when applicable, is managed separately and is generally subject to a 20% coordination fee, though these costs are often reimbursed or subsidized by the tenant. Capital improvements and unit turns are billed separately at the applicable hourly rates or, where appropriate, a 10% oversight markup. After-hours emergency response beyond the initial included time is billed in accordance with Manager’s emergency service policy.
